Overview
INTERIOR:
The Roo House is a spacious five-bedroom, four-bathroom retreat set among native gardens and bushland in Quedjinup, only a short drive from Dunsborough. Designed across two separate wings, the home provides plenty of room for families and groups to spend time together while still enjoying private spaces to relax.
The main open-plan living, dining and kitchen area features high ceilings, skylights and large windows that fill the interior with natural light and frame the surrounding bush views. Comfortable lounge seating, two slow-combustion fireplaces and doors opening onto the outdoor entertaining area create an inviting space throughout the seasons. A second television lounge provides an additional area for movie nights or quiet downtime.
BEDROOMS
The property includes five bedrooms and accommodates up to 10 guests.
- Master Bedroom: King bed, walk-in wardrobe, private verandah access and an ensuite with dual vanities and heated towel rails.
- Queen Bedroom: Queen bed, private ensuite and direct access to the verandah.
- Queen Bedroom 2: Queen bed with peaceful views across the surrounding bushland.
- Queen Bedroom 3: Queen bed with garden views and built-in storage.
- Double Bedroom: Double bed in a comfortable, light-filled room suited to adults, teenagers or solo guests.
BATHROOMS:
The home includes four bathrooms:
- An ensuite adjoining the primary bedroom with dual vanities and heated towel rails.
- A private ensuite adjoining one of the queen bedrooms.
- A shared bathroom with a bathtub which can also be accessed from the outside for added convenience.
- A shared bathroom with laundry facilities.
AMENITIES
- Entertainment: Smart TV, separate television lounge and free WiFi.
- Climate Control: Air conditioning and two slow-combustion fireplaces.
- Kitchen Facilities: Fully equipped kitchen with a five-burner cooktop, large refrigerator, dishwasher, cookware, utensils, crockery, glassware and cutlery.
- Outdoor Living: Spacious verandah and alfresco deck with outdoor dining, lounge seating and BBQ facilities.
- Fire Pit: Seasonal outdoor fire pit for enjoying cooler evenings.
- Parking: Free on-site parking.
- Safety: Smoke alarms and a fire extinguisher are provided.
TO NOTE
- The property is pet-friendly; however, there is no fully enclosed outdoor area.
- Pets must not be left unattended at the property.
- Guests must respect neighbouring properties and keep noise to a minimum, particularly during the evening.
- The outdoor fire pit is available during the permitted winter period only.

Cancellation Policy
Terms & conditions if your plans change
Any money paid for accommodation is non-refundable unless Exclusive Escape Holiday Rentals are able to re-book the property during the period for which the money was paid. If the re-booking is achieved, the money will be refunded less a $100 Admin Fee.
In the unlikely event that a booking must be cancelled by Exclusive Escape Holiday Rentals, we will make every effort to transfer the booking and deposit to a suitable date, within a six-month period from the original booking date. If this is not possible, any payments made by the guest will be refunded in full. No compensation will be offered or paid under any circumstances.
Exclusive Escapes Holiday Rentals strongly advise guests to obtain Holiday & Travel Insurance to cover themselves against unforeseen circumstances.
School Leavers: We do not accept any school leavers bookings at any time of the year.
If you are bringing a pet, please add the pet fee at the time of booking. It is important to note, your pet cannot be left unattended at the property, this is a requirement of the local council.
Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm.
Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced will be closed down immediately.
Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your bond and / or possible immediate eviction from the property.
