Overview

Escape to the serene beauty of Busselton's coastal plains with a stay at the Busselton Hithergreen, a modern and air-conditioned three-bedroom farmhouse. This spacious retreat is located on picturesque acreage near the stunning Ludlow Tuart Forest, and just a short 10-minute drive to the pristine shores of Forrest Beach and Wonnerup Beach.

MASTER BEDROOM
The home is designed with comfort and relaxation in mind, offering a large air-conditioned master bedroom complete with a king-sized bed, ceiling fan, and private sliding doors leading to a secluded alfresco area. The master suite features a luxurious ensuite bathroom with a walk-in shower and a spacious walk-in robe for added convenience.

CENTRAL LIVING AREAS
At the heart of the home, you'll find an open-plan kitchen, living, and dining space perfect for gathering with family and friends. Enjoy cozy winter nights by the open fireplace or stay cool during the summer with the reverse cycle air conditioning and ceiling fans. The modern kitchen offers beautiful views of the surrounding bushland, where you might even spot the friendly Highlander cows. The living area includes a Smart TV and a comfortable sofa for unwinding, while the large dining table seats up to eight guests for shared meals and memories.

SEPARATE WING
A separate wing of the house includes a media room equipped with two sofas and another Smart TV for relaxed movie nights. This section also includes two air-conditioned bedrooms: a queen bedroom with robes and a ceiling fan, and a third bedroom with two single bunk beds and a ceiling fan. Both rooms share access to a large bathroom with a freestanding bath and shower, perfect for unwinding after a day of exploring.

OUTDOORS
The alfresco boasts an open fire (double-sided from the living area) and an outdoor sofa to enjoy a wine at the end of the day.
There is parking undercover for two vehicles in the carport and to the rear an enclosed lawn area. The Highlander Cows are very friendly, and if they are around they can be hand-fed. Their favourite treats are carrots and bread.
The home has a small fully fenced yard which is ideal for your little ones and furry-friend to play safely all stay long however, please note that there are farm animals surrounding the property including lambs and we ask that dogs are supervised.

TO NOTE
- A starter pack of firewood is provided for the fireplace during the winter months.
- This property is surrounded by farmland, with electric fences bordering this property.
- Linen is included with every booking.
- A starter pack of toilet paper, hand soaps, dishwasher tablets, dishwashing liquid, sponge & bin bags is provided.
- No leavers permitted.
- The property is run completely off grid and uses batteries during poor weather and overnight. Please make reasonable efforts to conserve power, in particular the air-conditioning should be used only as required. Power outages may be possible where care is not taken.

Cancellation Policy

Terms & conditions if your plans change

Any money paid for accommodation is non-refundable unless Exclusive Escape Holiday Rentals are able to re-book the property during the period for which the money was paid. If the re-booking is achieved, the money will be refunded less a $100 Admin Fee.

In the unlikely event that a booking must be cancelled by Exclusive Escape Holiday Rentals, we will make every effort to transfer the booking and deposit to a suitable date, within a six-month period from the original booking date. If this is not possible, any payments made by the guest will be refunded in full. No compensation will be offered or paid under any circumstances.

Exclusive Escapes Holiday Rentals strongly advise guests to obtain Holiday & Travel Insurance to cover themselves against unforeseen circumstances.

School Leavers: We do not accept any school leavers bookings at any time of the year.

Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm. This house is situated in a quiet residential area. Please be aware that outdoor music is not permitted at any time of day, and that loud or noisy gatherings will not be tolerated with respect to the neighbouring properties.

Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced, will be closed down immediately.
Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your bond and / or possible immediate eviction from the property.

If you are bringing a pet, please add the pet fee at the time of booking. Please be aware, as per local council regulations, pets cannot be left unattended at the property.
