INTERIOR
Busselton Hithergreen is a contemporary off-grid farmhouse set across peaceful acreage near Ludlow Tuart Forest. Surrounded by open paddocks and working farmland, the home provides a spacious and comfortable retreat for families and groups seeking a quiet country stay within easy reach of Busselton’s beaches and attractions.
The central open-plan living, dining and kitchen area features floor-to-ceiling windows overlooking the surrounding bushland and paddocks. A double-sided indoor-outdoor fireplace creates a cosy setting during the cooler months, while reverse-cycle air conditioning and ceiling fans provide year-round comfort. The living area includes a large Smart TV, and the dining table seats up to eight guests.
The modern kitchen is equipped with generous preparation space, quality appliances and views across the property. A separate media room with sofas, Smart TV and PlayStation provides an additional entertainment space for children and families.
BEDROOMS
Bedroom 1: King bed, ceiling fan, walk-in robe, private ensuite and direct alfresco access
Bedroom 2: Queen bed, air conditioning, ceiling fan and built-in robes
Bedroom 3: Two sets of single bunk beds, air conditioning and ceiling fan
The primary suite is positioned separately from the two guest bedrooms, providing additional privacy.

EXTERIOR
The covered alfresco area includes outdoor dining and lounge seating beside the double-sided fireplace, creating a comfortable place to relax while overlooking the surrounding paddocks.
A small fully fenced lawn provides a dedicated outdoor space for children and pets. The property is surrounded by working farmland, livestock and electric fencing, so pets and children must remain supervised. Guests may also see the resident Highland cattle and may hand-feed them carrots or bread when the cattle are nearby.

Sleeps up to 7 guests across 3 bedrooms and 2 bathrooms
The property operates completely off-grid and is powered by generators
Guests must make reasonable efforts to conserve power
Air conditioning should only be used when required
Running multiple air-conditioning units overnight is not recommended
Electric vehicle charging is strictly prohibited
Power outages may occur if excessive power is used
Starter firewood is supplied during June, July and August only
Additional firewood may be purchased locally
Axes are not supplied
The property borders working farmland and electric fences
Pets cannot be left unattended
Pets must remain under direct control around livestock
No school leavers bookings accepted
No parties, weddings, functions or gatherings permitted
Noise must be minimised after 10:00 PM

Cancellation Policy
Terms & conditions if your plans change
Any money paid for accommodation is non-refundable unless Exclusive Escape Holiday Rentals are able to re-book the property during the period for which the money was paid. If the re-booking is achieved, the money will be refunded less a $100 Admin Fee.
In the unlikely event that a booking must be cancelled by Exclusive Escape Holiday Rentals, we will make every effort to transfer the booking and deposit to a suitable date, within a six-month period from the original booking date. If this is not possible, any payments made by the guest will be refunded in full. No compensation will be offered or paid under any circumstances.
Exclusive Escapes Holiday Rentals strongly advise guests to obtain Holiday & Travel Insurance to cover themselves against unforeseen circumstances.
School Leavers: We do not accept any school leavers bookings at any time of the year.
Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm. This house is situated in a quiet residential area. Please be aware that outdoor music is not permitted at any time of day, and that loud or noisy gatherings will not be tolerated with respect to the neighbouring properties.
Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced, will be closed down immediately.
Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your bond and / or possible immediate eviction from the property.
If you are bringing a pet, please add the pet fee at the time of booking. Please be aware, as per local council regulations, pets cannot be left unattended at the property.
