INTERIOR
Breezy Bay Retreat is a light-filled, two-storey coastal home set in a peaceful Old Dunsborough cul-de-sac. The open-plan living area includes comfortable lounge seating, a wood-burning fireplace and foosball table, creating a relaxed space for families to gather after beach days.
The dining area and fully equipped kitchen include a breakfast bar and essential cooking facilities for easy self-catering stays. Sliding doors open to two alfresco areas, including a quiet front nook and a sheltered rear BBQ space. Upstairs, a second lounge provides an additional TV area for children or guests wanting extra space.

Breezy Bay Retreat offers a relaxed Old Dunsborough setting close to town, cafés, shops, galleries and the calm waters of Old Dunsborough Beach. The outdoor areas provide flexible spaces for morning coffee, BBQ dinners and relaxed family downtime.

Only family bookings with children under 18 are accepted
Construction beside the property may cause noise disturbance
A small amount of firewood is provided during winter
No pets permitted
No smoking permitted
No parties, functions or events permitted
No school leavers bookings accepted
Outdoor music is not permitted
Noise must be minimised after 10:00 PM

Cancellation Policy
Terms & conditions if your plans change
Any money paid for accommodation is non-refundable unless Exclusive Escape Holiday Rentals are able to re-book the property during the period for which the money was paid. If the re-booking is achieved, the money will be refunded less a $100 Admin Fee.
In the unlikely event that a booking must be cancelled by Exclusive Escape Holiday Rentals, we will make every effort to transfer the booking and deposit to a suitable date, within a six-month period from the original booking date. If this is not possible, any payments made by the guest will be refunded in full. No compensation will be offered or paid under any circumstances.
Exclusive Escapes Holiday Rentals strongly advise guests to obtain Holiday & Travel Insurance to cover themselves against unforeseen circumstances.
School Leavers: We do not accept any school leavers bookings at any time of the year.
Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm. This house is situated in a quiet residential area. Please be aware that outdoor music is not permitted at any time of day, and that loud or noisy gatherings will not be tolerated with respect to the neighbouring properties.
Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced, will be closed down immediately.
Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your bond and / or possible immediate eviction from the property.
