INTERIOR
Breezy Bay Retreat is a light-filled, two-storey coastal escape set in a peaceful, family-friendly cul-de-sac in sought-after Old Dunsborough. The heart of the home is the bright open-plan living area, complete with comfortable lounge seating, a wood fireplace and a foosball table for relaxed family entertainment. The dining area and fully equipped modern kitchen with breakfast bar provide everything needed for simple shared meals, while sliding doors connect the interior to two separate alfresco spaces.
BEDROOMS
Master Bedroom: Located on the ground floor, the master bedroom features a king bed, walk-through wardrobe and private ensuite bathroom.
Bedroom 2: A peaceful upstairs bedroom with a queen bed.
Bedroom 3: A second upstairs queen bedroom, ideal for couples or additional family members.
Bedroom 4: A vibrant bunk room with two single bunk beds, perfect for younger guests.
BATHROOMS
The property includes two well-appointed bathrooms:
The private ensuite bathroom attached to the master bedroom.
A shared upstairs bathroom with modern fixtures and a walk-in shower, servicing the queen bedrooms.

Kitchen: Fully equipped modern kitchen with breakfast bar and essential cooking facilities.

EXTERIOR
Breezy Bay Retreat offers a relaxed coastal setting just a short stroll from Dunsborough town, local cafés, shops, galleries and Old Dunsborough Beach. The home’s outdoor spaces are designed for easy holiday living, whether enjoying morning coffee in the front alfresco nook or gathering for a casual BBQ in the sheltered rear entertaining area.
TO NOTE
Sleeps up to 10 guests.
Four bedrooms and two bathrooms.
Check-in is after 3:00pm and check-out is before 10:00am.
Children and infants are welcome.
Pets are not permitted.
Smoking is not permitted.
Events, parties, functions and school leavers bookings are not accepted.
Guests are asked to respect neighbours, particularly after 10:00pm.
Noise complaints may result in bond forfeiture and/or immediate eviction.
A small amount of firewood is provided during winter. Additional firewood can be purchased locally if required.
Construction beside the property has recently commenced and may cause noise disturbance at different times throughout the project.

Cancellation Policy

Cancellation Policy
Any money paid for accommodation is non-refundable unless Exclusive Escape Holiday Rentals are able to re-book the property during the period for which the money was paid. If the re-booking is achieved, the money will be refunded less a $100 Admin Fee.
In the unlikely event that a booking must be cancelled by Exclusive Escape Holiday Rentals, we will make every effort to transfer the booking and deposit to a suitable date, within a six-month period from the original booking date. If this is not possible, any payments made by the guest will be refunded in full. No compensation will be offered or paid under any circumstances.
Exclusive Escapes Holiday Rentals strongly advise guests to obtain Holiday & Travel Insurance to cover themselves against unforeseen circumstances.
School Leavers: We do not accept any school leavers bookings at any time of the year.
Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm. This house is situated in a quiet residential area. Please be aware that outdoor music is not permitted at any time of day, and that loud or noisy gatherings will not be tolerated with respect to the neighbouring properties.
Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced, will be closed down immediately.
Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your bond and / or possible immediate eviction from the property.
