Overlooking the picturesque vineyards of Lot 113 Wines, this modern, architect-designed “shed” offers two elegant studio rooms that can be booked individually or together and offer everything you’ll need for a relaxing stay. Positioned a short distance from the main house, the rooms have their own private facilities and a large deck for relaxing over a glass of wine as you take in the views of ever-changing vineyard life. Each room features a beautiful marri bedroom suite with Sheridan linens, a large, luxurious bathroom, reverse cycle air conditioning, a flat screen TV, microwave, tea and coffee making facilities, an outdoor kitchen with Weber Q and undercover parking. Self catering provisions for a relaxed breakfast are also provided for your first morning. The property is conveniently located at the picturesque northern end of the valley, with venues such as Brookleigh, the Belvoir Amphitheatre, cafes and a local store all within walking distance.

This large, well equipped upstairs studio room features a beautiful queen size Marri bedroom suite with Sheridan linens and a large private bathroom with walk in shower, vanity, hairdryer, quality towels and a vineyard view. A large sliding door leads to your own balcony with table and chairs for four people. The room features a flat screen TV and reverse cycle air conditioning to keep you cool in summer and warm in winter. Sit back and relax on the comfortable sofa as you relax and look out over the vineyard towards the Swan River the southern windows frame the view across the paddocks. The kitchenette area is well stocked and features a microwave, kettle, coffee machine, toaster, sandwich press and a range of utensils. Self catering provisions for a relaxed breakfast are also provided for your first morning. Hosts Lynne and Rob will be available at the main house should you have any other needs. You will also have access to a washing machine, outdoor barbeque and a large shared deck area. An extra bed can be made available on request.

Bookings cancelled 14 days or more prior to arrival date will be refunded less a $50 administration fee or can be re-booked (no admin fee) subject to availability.
Bookings cancelled 8-13 days prior to arrival date will be refunded 50% unless re-booked subject to availability.
Bookings cancelled 7 days or less prior to arrival date will be fully charged.
No refunds for stays cut short. Any duration less than the booked stay will be charged at the booked stay.

Amazing!
Absolutely fantastic host. Sparkling clean and oh la la glamorous room. Very generous amenities-breakfast,coffe e, snacks and a fully stocked fridge!! Views to die for. Just an absolutely fantastic place to stay. Lynne made it sooo comfortable and was beyond generous with her time and assistance.Super relaxing
What a place to stay! Lynne and Rob had absolutely everything available to us, and were more than happy to help out when required.We spent the night eating cheese and wine on the massive deck overlooking the beautiful vineyard, and hills of the swan valley.

Lot113 Vineyard is a fantastic place just to chill out. We love the views of the vineyard , the sunset and the sunrise in the comfort of the balcony in the room. We could enjoy the views and photography of the Milky Way! The verandah is a great place to relax. the hosts, Lynne & Robert are super friendly and helpful and patient. We HIGHLY recommend this accommodation to rest and relax and enjoy the serenity. We certainly hope to return if visit Swan Valley for holiday again. Perhaps, they can consider a solar lighting at the signage to the property. It is very dark at night and we missed the turn on our return from dinner...minor issue!
