Downstairs: Open plan living/dining area with flat screen TV. Kitchen equipped with an electric cooktop, a dishwasher, a convection microwave and a large fridge/freezer. Bedroom1 with Queen sized bed. Bedroom 2 with two Bunk beds. Family bathroom with shower and bath. Full laundry. Upstairs: Bedroom 3 - an open loft style room with a Queen sized bed. Views over the golf course and Exmouth Gulf. Outdoors: Undercover outdoor dining area with a built-in barbeque Private external bathroom including a shower and toilet, perfect for washing off the sand from the amazing day out on the beach. Parking outside the villa for two cars OR a car and a boat up to 7m. (Please do not park underneath the alfresco area canopy). Communal swimming pool for the Osprey Holiday Village complex. Please note this property has a minimum night stay of 3 nights. Linen and bath towels are provided, please bring your own beach towels. Strictly no smoking inside this property and no pets. Noise restrictions apply between 10pm and 8am. Minimum age for booking is 25 years.

Items to Consider:
Reservations are non-refundable and are not transferable to another property or alternative dates.
All cancellations are to be received in writing either by mail or email.
Cancellations outside the control of the Guest such as illness, weather or any other event will be considered by the Agent on a case by case basis in light of potential loss to the Owner. Guests are STRONGLY ADVISED TO TAKE OUT COMPREHENSIVE HOLIDAY AND TRAVEL INSURANCE to cater for any unforeseen circumstances.
No refunds will be made for early departures or refusal to stay at a booked Property. If the Guest chooses to shorten their stay then a refund credit or transfer is not available for any unused portion of the reservation.
The Agent will not be held responsible if the Property does not meet the expectations of the Guest.
