Cancellation Policy

We understand plans can change, so here are our conditions and policies

Payment and Cancellation Policy
A non-refundable 40% deposit is required upfront within 14 days of booking. Full payment is required 60 days prior to arrival.
As a small boutique property in a remote location our business depends on maximising occupancy and cancellations often result in empty rooms & campsites due to booking lead
and travel times. Cancellations within 60 days of arrival will result in forfeiture of the full amount paid and/or amount due. We will endeavour to replace your booking in the Eco Lodge and Ocean Villa only and should that be successful – we will allow you to transfer your booking to an alternative available date in the next 12 months with the amount already paid credited to your new booking. If tariffs have increased during the period of your amended stay then these additional costs will be applicable to your new booking. If no replacement booking can be secured – then you will forfeit any amounts paid and/or due.

Cancellations over 60 days will result in the forfeiture of your deposit paid however we will consider an amendment to your existing booking as summarised below with your deposit being credited to the new booking. No refund can be given in the event of non-arrival any unused services or unused nights due to flight/weather/vehicle disruptions or other reasons for not travelling such as health
and personal circumstances. We recommend that you protect yourself with travel insurance. Rates are subject to change without notice.

Amendments to Bookings
If you notify us in writing of a change in your travel plans more than 60 days before your planned arrival date we will consider allowing a once off change of dates to an alternative date which is available in the next 12 months.

Conditions applying to this are as follows:
• Amendments will only be considered if received in writing 60 days prior to your booked arrival date.
• A $20 fee will be charged for any change in bookings.
• If there are increased tariffs applicable to the new dates you select – then the increased rate will be applicable to your amended booking.
• Reservation staff are available to assist you with changes via phone; however an email must be sent to confirm your request.


Dirk Hartog Island


By Air – Your Plane or Charter Flight A light aircraft can be arranged to transfer passengers direct from Monkey Mia Airport to Dirk Hartog Island airstrip. Flight time is approximately 15 minutes. The aircraft can seat up to 6 passengers with limited luggage.

By Boat - Return boat transfers from Denham to Dirk Hartog Island are arranged upon booking. Travel time is approximately 1 hour and 15 minutes.

By Island Barge - A landing barge is available to transfer 4WD vehicles from Steep Point to Dirk Hartog Island. The landing barge carries one vehicle and a trailer at a time and takes approximately 15 minutes to cross the waters of South Passage. The barge operates ‘on demand’ bookings are essential.

Wow what a privilege to stay here
An extraordinary place experiencing life on the island with the Wardle family and their helpers. You are made to feel so welcome and part of the family. Excellent accommodation and meals with tailored trips out, eg. to the end of the island and a marine safari where we saw manta rays, turtles, sharks, dolphins and swam and snorkelled amid coral and exotic fish and picnicked on a deserted beach.

The aim for sustainable tourism protecting this amazing location is so commendable - do visit and be part of it!

A great hotel, amazing organisation. Would recommend for anyone. Beautiful food and great for younger families. Lots of things to do. Very very nice people. Going back next year. Would recommend to anyone.
