There will be a $62 Albany Visitor Centre cancellation fee.

Standard Terms and Conditions of

1All bookings are subject owner acceptance and the provision of certain personal information (for insurance legal and emergency purposes) and provision of a $500 bond surety by prospective Clients.
2A 20% non-refundable deposit is required to secure a booking. Balance payment of the full rental tariff must be received 14 days prior to occupancy. If not paid in full the owner has the right to cancel the booking and to re-let the cottage.
3Payment of the rental deposit constitutes guest acceptance of these Standard Terms and Conditions.
4There is no refund of deposit paid or of balance payments for cancellations or early departure unless the property is re-let for the entire period booked and in which case a $75 Cancellation Fee is first deducted from monies refunded.
5Occupancy starts and finishes on the dates shown in your Short Term Lease Agreement (issued with booking confirmation).
6The maximum number of persons residing at Bluff Cottage shall not at any time exceed six and only those persons identified in your agreement may reside at the property.
7Off-street paved or verge parking is provided for two vehicles and is accessed via Tassell Street.
8The property is to be used for lawful domestic purposes only. Commercial use is not permitted. Use contrary to agreement may result in loss of surety and/or additional charges incurred in reinstating the property to original condition.
9Pets are not permitted without the express permission of the Owner.
10Guests acknowledge that the furnishings fitting and appliances are the property of the Owner and that Guests have no claim over any of these items.
11It is the Guest’s responsibility to ensure the property meets their needs prior to confirming their booking for Bluff Cottage. The Owner/Operator does not accept any responsibility for any misperception of the property.
12Guests must comply with the by-laws rules and regulations of the local municipality and with any reasonable direction by the Owner/Operator. The lease will be terminated if any guest fails to comply after receiving a warning.
13All Guests must conduct themselves in a proper manner so as not to cause a nuisance or to interfere with neighbouring properties. Unruly loud or offensive behaviour will not be tolerated and may result in termination of the lease and loss of bond surety. Parties and functions are strictly prohibited.
14Guests will immediately vacate the property if the occupancy is ended or this lease terminated. The Owner/Operator is authorised by the Guest to do whatever is required to enforce the eviction of any Guest and to effect removal of the Guest’s property.
15The Owner/Operator is not liable for any damage or loss of personal property a Guest may incur during a stay.
16Guests will be liable for payment of any additional charges incurred by a guest.
17Damage Breakages Theft and Loss incurred during a stay is the Guest’s responsibility and the Guest authorises the Operator to charge for any such expense at the completion of their stay.
18The property is to be maintained in a clean neat and tidy state during the stay period.
19Bluff Cottage is a non-smoking premise. Evidence of cigarette smoke will attract additional steam cleaning charges that will be charged to the Guest.
20All linen is provided with a change of linen provided to Guests booking for more than 7-10 days.
21Power gas and water supply charges are included in weekly charge rates.
22Check in is between 2-6pm (or else by prior arrangement). Check-out is to be by 10:00am.
23Upon completion of a stay the property is to be left in a neat and tidy state.
24Guests agree to return keys to designated locations. Replacement charges will be applied if any key is not returned.
25The Owner will make every effort to ensure the property is available as booked but reserves the right to make alterations to bookings due to unforeseen circumstances.
Note - All variations to these conditions must be agreed in writing by the Owner prior to the commencement of a stay at the property.
I agree to lease this property fully furnished and equipped for the period indicated and to reside in the property under the conditions stated. I agree to take full responsibility for the actions of all member(s) of my party and visitors during my residency and to leave the premises in the same condition as upon arrival.

Directions

From York St in the city centre, drive toward Middleton Beach along Middleton Beach Road. Turn left at Campbell Road roundabout, drive north through 2 roundabouts, then take 2nd turn right into David St. Drive east to the last house on the right. This is Bluff Cottage. To park, turn right into Tassell Street (just beyond the cottage) and then right again into parking area behind or alongside the cottage.
