Property Features: Open plan living area includes a modern fully equipped kitchen. Cooking facilities include a stove, a microwave oven, a kettle, a toaster and a large fridge / freezer. All cutlery, crockery and utensils are provided. Living/dining area with lounge, chairs, flat screen TV and dining suite. The individual rooms have split system air conditioners and overhead ceiling fans capable of taming the hottest of days. Bedroom 1 - Queen sized bed and ensuite. Bedroom 2 - 2 single beds. Bedroom 3 - Queen sized bed. Main bathroom - shower, separate toilet. Laundry - washing machine Spacious enclosed deck area with a large Webber barbeque and an outdoor dining set is perfect for leisurely meals with family and friends. Water is softened for showering and filtered by reverse osmosis for drinking. Ample parking for a car and boat next to the villa. Wi-Fi is for emails and social media only - unlimited NBN internet is currently not achievable in this complex and unfortunately, during the peak season speeds are often slow. Sorry, no pets allowed. Please note this property has a minimum night stay of 3 nights. Linen and bath towels are provided, please bring your own beach towels. Strictly no smoking inside this property and no pets. Noise restrictions apply between 10pm and 8am. Minimum age for booking is 25 years.

Reservations are non-refundable and are not transferable to another property or alternative dates.
All cancellations are to be received in writing either by mail or email.
Cancellations outside the control of the Guest such as illness, weather or any other event will be considered by the Agent on a case by case basis in light of potential loss to the Owner. Guests are STRONGLY ADVISED TO TAKE OUT COMPREHENSIVE HOLIDAY AND TRAVEL INSURANCE to cater for any unforeseen circumstances.
No refunds will be made for early departures or refusal to stay at a booked Property. If the Guest chooses to shorten their stay then a refund credit or transfer is not available for any unused portion of the reservation.
The Agent will not be held responsible if the Property does not meet the expectations of the Guest.
